  1. yep, you were. and, little do people know, that if you refi and take the money out of the house and don't put all of it back into the house for equity improvements, in some states you can be sued by the bank for the amount not paid back, unless you have the language in a short sale that says "non recourse." i wonder when firms will pop up, and start going after the masses for the banks, once the masses have "financially" recovered and have something for the banks to go after. could happen. the laws are changing all the time ________________________________ Where is Darwin when you need him?
  2. Excellent! See how easy it was to actually be prepared for the "what if" scenario...as in selling in a down market. oh, and by the way. Dave's credit score is zero. And, if you don't have any payments, or mortgages, yours will eventually go to zero. A credit rating is simply a rating on how you pay back loans. ________________________________ Where is Darwin when you need him?
  3. In 2001 my realtor thought I was crazy for not buying the most expensive house for which I could get a loan. Instead, I bought a house that required about half that loan amount. 4 years later I paid off the 20 year loan early. bravo!!!! its a shame you realtor did not give you better advice. but most realtors are nitwits. we are a Dave Ramsey ELP realtor...that means trying to keep the client from over buying, 20% down at least, 15 year fixed, and so on. ________________________________ Where is Darwin when you need him?
  4. I don't disagree with any of this; but wouldn't one reason to use a credit card to support this scenario be to help build a credit history? But I'd still advise only buying what you can pay off with cash on hand. aaahhh, and the question comes..."but what about building my credit?" ok, look, you don't need a credit score to buy a house. "WHAT!" you say. you need to work with a lender that does "manuel underwriting" as opposed to "desk top lending" which basically means they actually work the loan, and not simply punch in a few numbers into a computer program. again, to Dave Ramsey's page, he is much better at explaining this. @ John, I 100% agree renting is fine to save money. the real advantage of home ownership is when you have it paid off. that is why we advise people to put at least 20% down, and go with a 15 year fixed. This is not always possible, but you can also do "equity enhancement" programs which basically makes an extra principle payment (small part of your actual monthly payment) every month, cutting years and tons of interest off the loan. ________________________________ Where is Darwin when you need him?
  5. So, you never want get on the way to buy one? (house). Hell, real estate is on sale right now! Act your wage. If you don't make enough $ to buy what you want, you have an income crisis. Only 300 in the hole now...do you think going further into the hole is better? Cash, cash, cash. But then again, having a paid off house, no debt, and investment properites...what the hell do I know about this. Yep, people thought I was weird, but now they don't. I chose to "live like no other, so that later I could live like no other." (debt free, and mentally free) but, its your choice. just don't ever sign up for any public aid because you went broke, that comes out of my taxes. sorry about being so up front, its for your own good.

And, listen to Dave Ramsey. You can get podcasts at daveramsey.com But then again, we are currently making tons of $ off people who do just what you are about to do, and then loose there house.   9. could also try finding a "weight shift" a.k.a "trike" instructor. we use basically a hang glider wing, but have a motor. i often shut down the motor to simply glide and enjoy the quiet.
  10. when i ran tours with show rigs all over the country, i always mapped the DZs along the way. always spent the night in a tent for free, and often had even better accommodations. yep, love this sport.

  12. yep, i hear ya. and 6 days later we decided to get married... 8 years later we are still together, not one argument to date. we got real lucky.
  13. I'm with you on this one. I look like crap during a day of jumping. It's to the point that if I shower and change into my normal clothes at the end of the day, people don't even recognize me. I'm actually pretty girly outside the DZ, but at the DZ I'm all tom boy. I met my husband at a DZ, and he didn't give me a second glance as anything more than a friend until weeks later when we got together outside skydiving and I had actually brushed my hair and showered i met my wife at a DZ. but, yes... her leaning over a table wearing a sports bra did make a difference. but after the initial "look" we started up a great conversation that lasted all day. ________________________________ Where is Darwin when you need him?

  16. Very beautiful! We have boxers, and I feel the key to them getting along with other dogs seems to be early socialization with other dogs, i.e. training classes early. We found this out with our first female. But, boxers are very smart, and I do believe with the proper training, lots of it, and a good home, you will have a beautiful companion. Hell, start hammering Cesar Millan for a training session. You are great person for rescuing her! ________________________________ Where is Darwin when you need him?
  17. agreed. my wife died in my arms, after a long battle with CF. she, her family, her doctor, and I all had talked about what to do when it was time. no confusion, no doubts, just sadness...and a bit of relief too. ________________________________ Where is Darwin when you need him?
  18. it is also good to have the "drawer of direction" in which all deads, wills, directions, and wishes for the survivors are kept. and discuss the will openly with your family BEFORE you die...if they don't like it, that is their problem, not yours. that way, when the will is read, and executed, there will be no surprises or arguments in a time of grieving. ________________________________ Where is Darwin when you need him?

    yeah...untilllllll....the day i was holding for runway 21 because an incoming pilot was calling "downwind for runway 21" ... i looked around, did not see him, but i did see someone going for runway 3..."base for runway 21" ... "final for runway 21" at that point the owner of the airport who is warming up in front of me says..."don't you mean runway 21?" "Oh! right! aborting! ...sorry, my book must have been upside down." ________________________________ Where is Darwin when you need him?
