  1. i did some googling and found that by buying the components individually, i can get the "quick and dirty" setup for about $55. i also found some tree padding i like for $20. i have stuff around that i can use so i don't really need it though. i'm trying to picture youre setup where the come along can be removed. i haven't run across something like that in my searches yet. is it easier to start out on longer or shorter slack lines? i started looking and i have a couple trees that are about 65-70 feet apart as well as the distances i mentioned earlier.   2. No clue. It's an industrial version though so I assume it's relatively heavy duty. I really like it for quick and dirty set ups - no biners required, which is handy since I don't know how to tie that knot you guys use to set up the 4 to 1 . do you have a pic of how you set this up or a link to something similar? i want to set on up in my yard, but i don't know anything about it. i have three ways i can do it with the trees we have. we have trees that are 16, 22, and 40 feet apart.   7. the blame for this lies on the shoulders of the parents. if they had been insured themselves before she got pregnant, this would not have been an issue. that said, i don't have a problem trying to find a way to take care of kids who are getting fucked because of their parents' irresponsible decisions, but lets not blame the system or society here, lets put the blame where it belongs.   8. i'm not sure a financial planner from here would have the right perspective reguarding real estate in idaho (where the house is). we're currently in the florida panhandle and in my opinion and many other peoples' opinions, you would be crazy to sell a house here right now if you could swing the payments. the market here is artificially low and it will recover quite well in the next several years. that is likely not the case in idaho.   11. very good point and its something we're trying to keep in mind. there doesn't sound like there's a right or wrong answer here. maybe we'll get a decent offer soon. there is a couple looking at it tonight who have already looked at it twice before. they've been interested in it for a while, but still own a house. my agent told me yesterday that they qualified for finacing so they don't have to sell their house before buying. i'm hoping they make a move in the next couple days.   15. interesting, but would they save that arguement until after the 2012 election? taking that stance before then could be detrimental to obama's re-election similar to "read my lips, no new taxes." i'm guessing that is that is the route they chose, they could save it until it reached the supreme court which usually takes a very long time. out of curiousity, how fast or slow can things like this move through the system and what speeds them up or slows them down?   16. i've been pming blacklab. he's helping me with this too. i'm not necessarily opposed to having a rental property, but i really don't want to have this house as a rental. on the practical side, the lawn is huge. there is an acre of grass, two irrigation systems, 18 watering zones, over 100 sprinkler heads. there is almost always a sprinkler head out of whack. they are easy for me to fix, but to call in a sprinkler guy to fix a head costs $50 just to get him out there. that culd eat into things pretty quick. also, the house is in idaho and we are in florida. in three years we could be in japan, italy, alaska, or back in idaho (we would only go back there if we still owned the house, but we really don't want to go back). on a more emotional side, this was our home for 4 years. it is where our family really blossomed. we love the house and property and have a lot of fond memories. i don't know how i feel about someone else living there and making it their home while we still own it. you also touched on something important, stress. this thing doesn't feel like an asset, it feels to me like something hanging over my head that i want to get rid of. i think i could get rid of that feeling if someone could show me that this would be a decent investment. it turns out that there are just too many variables to make a determination. i wish this was easier.   17. the break even point is somewhere between 220 and 225, depending on how much of the closing costs and other shit the buyers want us to pay for. in this market, buyers want the sellers to pay everything. we're fortunate that we have the means to pay the mortgage indefinately even without renters. since this market didn't take a dive until 2 years after the rest of the country, my guess is that it will lag in recovery as well. even with a glut of houses on the market, there is still a builder cranking out houses. he cuts corners and puts no extras on the houses, but he's able to turn out 2200-2300 sf 4 br 2 1/2 bath houses and sell them for prices competitive with 1700-1800 sf 3 br 2 bath houses. these houses are mostly being bought by military families who will be putting them right back on the market in 3 or 4 years.   18. the best i can give you as far as estimated value is somewhere around $230,000 according to the market analysis done by my real estate agent. payment is $1426 and payoff is $207,300. at this asking price, we would make money, but we don't have much room to negotiate before we start losing money.   23. we are trying to sell a house at our last duty station, but are looking into renting. what i can't quite figure out is what the best decision is, financially, long term. if we were to sell it, the money we are currently paying in mortgage, lawn care, utilities, etc. would go into long term investments. if we were to rent, we would fall short of our mortgage by $225/month which would have to come out of pocket. the market where this house is was exploding for 2 years after the rest of the country was crumbling. there are currently far more houses on the market than there are buyers and more houses are still being built. Because of this, I don't think my home value will be increasing any time in the next few years. we are willing to sell at a small loss and just write a check to get out of it, but at what point would we be just throwing money away? only about 20% of our mortgage payment goes to principal, the rest goes to interest, property taxes, and insurance. because of this we are not building much equity.
