Lookin' into doing the front of the house, tired of annual wood replacement because of the Texas moisture rot...>:(

Also looking into Hardy planking the lower 8' all the way around...THAT's only about $20,000! :S

The deck needs replacement this year too...6,500 in materials alone, should be a 'fun' week long project! B|

...12 years ago I'm tellin' her ~ But honey - it's a 30 year old, 5000 sqft. WOOD HOUSE in the middle of the WOODS in a 95% humidity county when it's not getting torrential thunderstorms or hurricanes, on 3 acres of old growth termite Disneyland trees...with a HUGE 27,000 gallon pool.

I'm SURE the maintenance will be just a hair more than the 2600 sqft. brand new BRICK house we bought LAST YEAR! :)

...at least she listened to me when she wanted that 40 foot 'Clown Shoe' sailboat she fell in love with a few years back. :$

After our garage/walk-in pantry/new laundry room building project we stuccoed the entire house. Concrete block with the architectural grooves between the blocks was looking a bit dated. HardyPlanks were waaay out of price range.

Sealed with Loxon then painted. Looks sooo much better.

Its spendy... BUT... it does not rot, I found up here in OUR wet ass climate that even the pressure treated crap ROTS... That recyled plastic stuff does not have to be stained... you wash it with a brush... soap and water...

Same here, pressure treated & coated annually...it STILL goes bad. I was even considering concrete back there instead of wood decking, but it would look kinda 'industrial'.
