All AR lowers are considered the "gun" because they are the serialized parts. That is why when you buy a lower receiver, you have to go through a FFL. (except for private party purchase etc. etc.) but i can have an upper sent to me in the mail.

I have also been to hippie hollow in Austin as well as a nude beach in Jamaica (and hedonism III, but that is a totally different experience). Hell, there used to be weekly nude pool parties at Skydive San Marcos too. Gawkers are annoying but I am not there for other people or to look at others, only to enjoy the outdoors without clothes. My wife and I have met some great people on nude beaches and it is a little strange at first sitting around with people talking and knowing that you are all naked but pretty soon you forget that you are all nude and just enjoy the conversation and the beach. We regularly go naked on our boat and our backyard during the summer too.

i made one a couple years ago for superbowl. It was ok, i have since experimented a little using spicy italian sausage with marinara, fresh motzerrela, and basil. I have also made them with chedder and jalapeno in them. Good snack foods while waiting for the real bbq to be done.

TX is having nearly the same rebate program but as a flat rebate per unit depending on efficiency, and i see FL has a % rebate. For ours, A/C's and water heaters can be purchased anytime from April 16th through 60 days of rebate reservation (April 7th) because they are not normally purchased at a store or normally paid for before installation. You might want to double check if that is the case for you guys as well.

As far as minisplits go they are the better ones out there. Mini-splits are great for the applications where nothing else will work. Or areas where conventional split systems are too large. Otherwise they have way too many downsides. There is no backup electric heat strips in them either (heat pump models) so they don't work when the outdoor temp is below 38 F. I suspect you only want it for cooling though so that shouldn't be a problem.

I don't know anyone in Brooklyn personally but i can tell you that on mitsubishi's website they have dealer locators for approved dealers for the Mr. Slim line of mini-splits. Friedrich and LG both make pretty good mini splits also and the Amana ones are nice as well. Stay away from the comfortmaker line of minisplits though!

Twardo and Remster are right on. For us when we were in the same scenario, we looked at "feeding" the house for at least three more years waiting for the market to turn around. At the time, we had renters in there making the mortgage payment but not covering the taxes so it wasn't a big deal. Then the renters moved out, not able to re-rent at the same rate, lots of repairs/painting/floors/maint. etc and that was enough. We were not willing to keep putting that kind of money into it and dumped it at a loss. Forget about the emotional stress on my wife (and thus also on me) of having to deal with the hassels of being an absentee owner.

I went to school in Stephenville and did my student teaching in Glenrose and i have never heard of Hard 8. Of course I worked in the meat science lab. so we had our own source of meat for cooking!

Ft. Worth has a HUGE amount of stuff to do as a family. There is an Omni-imax there, which kids love (I still love them).
There is also Natural Bridge Caverns that offers tours from basic/everyone friendly to needing some rappelling gear. I promise you will see signs for it anywhere in TX
The Comal River in New Braunfels may be a bit more family friendly and a shorter trip with the same net effect. It means spending 4 hours total on the water vs. 6-8. May be a better option depending on your schedule. New Braunfels also has one of the top water parks in the country right there. They let you bring in a cooler so you don't have to buy all your food from them and there is plenty of shade to protect your pasty white skin. HERE is their website.
